ERIC RAYDON

Co-Founder

Eric is a dedicated real estate entrepreneur, with over 30 years of experience in development, leadership, strategy, sales, marketing, and finance. In 2009, Eric co-founded Marmot Properties with his two brothers, focused on urban real estate rehabilitation and redevelopment. Over the past 15 years, Marmot redeveloped and/or rehabilitated over 350 high-end for sale and for rent residences, as well as a $16M retail and restaurant portfolio, throughout Reno, Nevada’s urban core. Marmot was instrumental in the creation and revitalization of MidTown, Reno’s hippest neighborhood. In 2023, the Raydon brothers achieved their dream of selling Marmot’s brokerage and property management business to one of their highest performing employees. Eric is focused on sales, marketing, development, and investments, with strong experience in resort, residential, and mixed-use real estate. Prior to Marmot, Eric served as Suncadia Resort’s Director of Land Development, and provided leadership on the $130M development of several luxury 4-Diamond resort properties, including a 223-unit mountain condominium lodge and a LEED Silver indoor/outdoor spa. At Suncadia, Eric partnered with Mike Parker and the Modus team, and together closed on over $100M in resort real estate sales, in the teeth of the 2008 financial crisis. Eric also served as Business Development Manager for Intel and provided key analyses on $8B of site selection, development, and tax incentives for semiconductor factories.

Eric received his MBA from Purdue in finance and e-commerce, and his BSBA in real property development from the University of Southern California. Eric, his wife, and two kids are avid mountain multi-sport enthusiasts, and his son is a freshman at the University of Utah (and hopefully his daughter soon). Eric is also a decent surfer, terrible golfer, and laughable fly fisherman.

OUR GOAL

To be the most successful, creative, and ground-breaking real estate consultancy through sales, marketing, and training.

We have a proven track record of speaking the truth; we don’t want to go in and just “get a listing”. Our One Thing is sales. We focus on a partnership with the developer; it’s a solid foundation for our team and for our company. If there are discrepancies in how work is to be done, we walk away.

OUR CORE VALUES

Integrity and Ethics

With the understanding that a great number of sales come through existing owners and family and friend referrals, we know the importance of advising and managing the developer’s inventory to ensure that our clients under-promise and over-deliver. We believe in the power of our word. We exercise respect and inclusivity, recognizing each company’s specific work culture. We are commission-based so we wisely spend marketing dollars, without markup, to produce sales.

Excellence

We literally wrote the book (two, actually) on being an expert in sales -- The Modus Method of Selling, and My Modus. From the IPO (Initial Property Offering) to the final sale, the Modus team is committed to providing outstanding salesmanship, marketing, and communication to the developer. We are committed to knowing your property thoroughly, even better than you do, as the developer.

Performance

Everybody on the Modus OnSite team is held responsible for their results; marketing is responsible for generating leads, our sales team is programmed to convert leads into sales, and even our creative team is incentivized to produce sales. It’s all about sales. We believe it is important that values be aligned, so the culture of an organization will attract, as well as retain, talented individuals.
